Roof Repair or Full Replacement? How to Tell

A stain on the ceiling or a few missing shingles does not always mean you need a new roof. At Topline Roofing, our first goal is to find the right fix for your home, not to sell a replacement when a precision repair will do.
Signs a repair is probably enough
- Damage is limited to one slope or a small area.
- The shingles are less than 15 years old and still flexible.
- The leak traces back to flashing, a vent boot or a few lifted shingles.
Signs it is time to replace
- Shingles are curling, cracking or losing granules across the whole roof.
- You have had repeated repairs in different spots.
- The roof is near the end of its expected life, around 20 to 30 years for asphalt.
- The decking underneath is soft or sagging.
